Good housing decisions begin with the right questions.
These are small-group working sessions, not seminars. The preparation happens before you arrive, so your time in the room goes to your own decisions.
What "working session" means
- If you are selling: a Comparative Market Analysis (CMA) of your current home, prepared before the session. A CMA is an opinion of market value based on comparable sales. It is not an appraisal or a BC Assessment valuation, and there is no obligation to list.
- If you are buying: we map where you stand today against where you want to be, so you leave knowing the gap and the steps to close it.
- Everyone: after you register, we arrange your preparation privately. We never ask for financial details through this website.
Venue: 2–9124 Glover Road, Fort Langley, BC. Registration required. Seats are limited.
The Decision Room
Complex decisions under pressure · Case studies and planning designed for women
Saturday, October 3, 2026 · 11:00 a.m. to 1:00 p.m. · No cost to you · 10 seats · Registration required
An intimate, curated morning for women, hosted in the Engel & Völkers office in Fort Langley. Ten seats, a beautiful space, and unhurried time to think clearly.
Through real case studies and hands-on planning, we map three things: where you are today, where you want to be, and the bridge that gets you there. Whatever decision is in front of you, you will leave with tools to make it clearly, even under pressure.
Meet your hosts, and what you will take home

- Current-state snapshot: one simple page of what you own, owe, earn and spend.
- Future-state picture: what the next chapter looks like, and what it takes.
- Your money story: turning the numbers into a plan you can explain clearly to anyone at the table.

- The two-door test: separate the decisions you can undo from the few you cannot, and spend your energy on those.
- A weighted decision grid: score each option against what matters most to you.
- The pre-mortem: imagine it is a year from now and it went wrong. What happened? Plan for that today.
- The physiological sigh: two inhales through the nose, one long exhale. A quick reset you can use anywhere.
- Box breathing and grounding: simple practices to steady yourself before a big conversation.
- Gentle lymphatic self-care: light self-massage techniques for the neck and collarbone that you can repeat at home.

For buyers weighing an older home, a thoughtful renovation or a possible suite. We work through purchase due diligence, construction scope, financing and the programs that may genuinely fit the property and your household.
You will leave knowing:
- What to inspect and price before you write an offer
- How purchase-plus-improvements financing differs from borrowing against home equity
- Which energy, accessibility and tax programs are worth an eligibility check (BC's Secondary Suite Incentive Program closed to new applications in March 2025; we cover what is still available)
Offer terms
